Patio approval in Sunshine Coast
The Sunshine Coast holds little on patios beyond the state's siting rules, so a patio, pergola or deck is mostly read against them. A small, low, unroofed deck may be exempt building work; most patios need building approval from a certifier.
The council rule that does reach patios is on the water: next to a canal, artificial waterway or water body, a deck or patio raised above a low height stands back from that boundary. Building height comes from the council's height overlay map for the site rather than a single figure, and rural zones carry wide setbacks of their own.
An attached patio counts toward site cover under the state's rules, and a variation goes through the certifier to the council as a concurrence agency response. A new planning scheme is expected.
Sunshine Coast maps bushfire, flood, heritage, landslide and vegetation; bushfire mapping brings a bushfire attack level assessment and heritage usually an assessment before anything else. Unitywater decides build-over and asks for an area open to the sky at maintenance structures, so a patio roof over a maintenance hole is out. The site plan shows the patio outline, the deck height, any waterway boundary and the sewer.
