Place the shed at kit size and settle the exempt question.
Class 10a is where floor area, height and setbacks decide whether you lodge anything at all.
The block, the house and any existing shed load from the address, so coverage is counted across all of them. Unlocking the property is $75, once, with unlimited edits.

What the sheet shows for a shed or garage
Non habitable buildings are assessed on four numbers, and all four are on the sheet.
- The structure at exact kit dimensionsSnapped square on the real lot, at the size the supplier quoted.
- Distance to every boundaryFrom the shed itself, not from the house, which is the mistake that triggers the RFI.
- Site coverage across all buildingsThe house, the existing patio and the new shed, added together.
- Wall height and mean roof heightThe two figures that move the exempt line, and they are assessed separately.
- Slab, apron and accessIncluding the path from the driveway, since access is often part of the condition.
- Easements and mapped services under the slabSewer mains and drainage the footings have to clear.
What decides whether the shed is exempt
Five thresholds, and crossing any one of them changes the whole job.
Exempt thresholds for Class 10a buildings differ by state, council and zone, and some are tied to lot size. The sheet shows your figures; the threshold is the council scheme.
What the certifier will ask you
The questions a shed application comes back with, and what the certifier looks for in each.
The floor area, the wall height and the mean roof height each move the exempt line, and crossing any of them means building approval, whatever the shed is used for. Both heights are on the sheet.
More on thisWhether it fixes to the house changes how it is classified, and so what the certifier checks near the boundary. The sheet says which it is.
More on thisThe distance to each boundary decides whether the work can stand where it is drawn or needs an application for a closer position, and close to a side or rear boundary the fire rules apply too. The sheet dimensions the distance from the shed to every boundary.
More on thisA flood, bushfire, heritage or character overlay can bring a planning approval on top of the building approval, and the zone decides which of the council's rules apply. The mapped overlays are read at the lot as the shed goes on the plan.
More on thisA slab over a sewer main needs the asset owner before it needs the council, on its own timeline. Mapped easements and mains show on the lot as it loads.
More on thisThe certifier or the council gives the approval, and the site plan can come from the builder, the supplier, a drafter or the owner, as long as it is clear and to scale. A surveyor comes in where the position of a boundary on the ground has to be fixed.
More on thisThe council and the zone set the rules the plan is checked against, and some councils step them with the lot's size. The address gives the council, and the sheet prints the lot's area.
More on thisA shed close to another building on the lot is held to the same fire rules as one close to the boundary. The distance to every building already standing is dimensioned on the sheet.

The exempt question, answered while the customer is standing there
Most shed sales stall on the word council. Place the shed at kit size on the real block, with the boundary distances and coverage total updating as it moves, and the exempt question is answered in the driveway. If it does need approval, the sheet is already drawn.
