Shed approval in Sunshine Coast

On the Sunshine Coast the council's own height and floor area caps for a shed are stricter than the state's. A small garden shed may be exempt building work within the state's limits, a shed within the council's caps still needs building approval from a certifier, and one past them goes to the council.

In residential zones a garage, carport or shed stands back from every road frontage, stays under a height cap and keeps to a total floor area cap. The height and area caps do not apply to a garage under the main roof of the house. Rural residential and rural zones carry wide side, rear and road setbacks, deeper again from a state controlled road.

A shed that misses these caps is a variation, and it goes through the certifier to the council as a concurrence agency response. Next to a canal, artificial waterway or water body, a structure raised above a low height stands back from that boundary. Building height comes from the council's height overlay map for the site. A new planning scheme is expected, so check the version in force.

The Sunshine Coast maps bushfire, flood, heritage, landslide and vegetation itself. Clearing vegetation for a slab can need approval before work starts, and landslide land usually means a soil test and engineer designed footings.
