Every fence run at true length, gates and swing arcs marked.

Trace the run on the real boundary and print a drawing both owners and the inspector read the same way.

What it costs

The boundary and the existing fence lines load from the address, so the run is measured before you quote it. Unlocking the property is $75, once, with unlimited edits.

What the sheet shows for fencing

Fencing is metres and gates, and both are already mapped.

6 things
  • Each run at true boundary lengthTraced on the cadastral line, so the metres on the quote are the metres on the ground.
  • Fence type per runEach type printed at its own thickness, where a job mixes colorbond, timber and pool fence.
  • Gates with swing arcsPosition, width and which way it swings, which is what an inspector checks first.
  • Pool barrier on the same sheetThe barrier line and the boundary fence on one drawing instead of two.
  • Retaining and steps under the runWhere the ground steps and the fence has to step with it.
  • Distance to the boundaryFor anything set back off the line, dimensioned.

When a fence needs more than an agreement

Most dividing fences need nothing. These are the ones that do.

Pool barriersA barrier is assessed against state pool safety legislation, not the dividing fence rules. Heights, gaps, gates and the non climbable zone all apply.
HeightAbove the height a scheme allows, a fence becomes assessable, and front boundaries are usually tighter than side ones.
Front boundary and corner sightlinesA solid fence near a driveway or an intersection is assessed for sightlines.
Retaining under the fenceA retaining wall carrying the fence has its own height threshold and its own approval.
Dividing fence cost sharingNot a council question, but the drawing is what both owners sign. The run and the type are on it.

Dividing fence law is state legislation and pool barrier rules are enforced on inspection. The sheet gives the geometry; the standard is theirs.

What the certifier will ask you

The questions a fence application comes back with, and what the certifier looks for in each.

6 questions

The height decides whether the fence needs building approval, and a front fence is usually held lower than a side one. The sheet shows each run and its type, and where the fence steps with the ground.

More on this

Cost sharing between neighbours runs under the dividing fence law rather than the council, and the drawing with the run and the type is what both owners sign. A solid fence near a driveway or an intersection is also assessed for sightlines.

More on this

A heritage, character or flood overlay can bring a planning approval on top of the building approval, and the zone decides which of the council's rules apply. The mapped overlays are read at the lot as the fence goes on the plan.

More on this

Most dividing fences need only the neighbours' agreement, while a pool barrier, a fence above the height allowed or one on a retaining wall goes to the certifier or the council. The drawing can come from the fencer or either owner.

More on this

The council and the zone set the rules the plan is checked against, and some councils step them with the lot's size. The address gives the council, and the sheet prints the lot's area.

A pool barrier answers to the pool safety rules rather than the dividing fence rules, and it is inspected on its own. The barrier line and the boundary fence go on one drawing.

The figures for your own lot are read in a minute, from its address.

The quote and the sign-off off one drawing

A fencing quote argued over a tape measure is argued over twice. The run traced on the real boundary gives the metres for the quote and a drawing both owners can sign, and it is the same sheet if the job needs council.
